Site requirements: Sites need to be prominently positioned on a busy local thoroughfare, in areas with a minimum of 40,000 local population.

New Build Sites:

Ideally between 0.66 and 1.5 acres preferred on a freehold basis.

Long leases considered.

Our business trades from premises with B8 planning, but re-use of brownfield sites that were in other uses, such as garages, petrol stations can also be considered. Where necessary we can also look at pre-lets within developer's larger schemes.

Existing Premises:

Dependent upon eaves height and the local marketplace we can consider leased buildings between 15,000 and 40,000 sq ft G.I.A.. Absolute minimum eaves height is 4.5m, with high bay at 8m plus being preferred.

Commissions:

We are happy to pay agents commissions where they are not instructed. Our standard rates are 1% on freeholds or 10% on first year’s rent for leases. However for off market transactions we can consider higher levels.
